CIMARRON HILLS
Cimarron Hills is a gated subdivision found inside McDowell Mountain Ranch. It was developed by Geoffrey H. Edmunds, a Toll Brothers Inc. company and contains 272 single-level home sites. Cimarron Enclave comprises 3 separate and distinct communities; The Vistas, The Enclave and The Villas.
This Cimarron Hills is located just to the west of Cimarron Ridge. To the North and South of Cimarron Hills lie large expanses of natural open space. This perfect location gives homeowners glorious city light and mountain views.
Cimarron Hills has an additional HOA fee which pays for the guarded gate. This fee also includes the use of the private recreation center which has a spa, a negative edge pool, a fitness center, BBQ’s, and tennis courts.
The Vistas
When the Vistas opened in June 1998 prices began at $365,975 and went as high as $401,975. Today the homes range from $1,300,000 to 2,500,000. Homes with the best views and largest lots have the highest values.
The Vistas offer six unique single-level floor plans. These floor plans range from 3,035 square feet up to 3,744 square feet. Each model was offered in three different exterior “elevations” and also had a number of customizable exterior options. These exterior options give the community a unique and varied look. All of the floor plans offered a 3 car garage besides the Moreno, which had a 2 car garage, and the Andorra, which had 4. The Vistas contained 53 homesites which were all located on the same street.
The Enclave…
In March of 1998 prices started at $296,975 and went as high as $342,975 for the largest model for the Enclave at Cimarron Hills. Currently prices range from $1,500,000’s to over $2,000,000. Homes with the best views and largest lots have the highest values.
The Enclave at Cimarron Hills offers 5 unique single-story models. These floor plans range from 2,659 sq. feet to 3,393 sq. feet. Each model was offered in two different exterior “elevations” and also had a number of customizable exterior options. These exterior options give the community a unique and varied look. The Enclave consists of 106 homesites.
The Villas…
When the Cimarron Villas first opened in May of 1998, pricing started at $269,975 and went up to $304,975 for the Sevilla. Currently prices range from $1,100,000 to $1,600,000. Homes with the best views and largest lots have the highest values. Originally the Villas offered six different models to choose from; however the Sidonia and Corella floor plans were later eliminated. The 4 remaining floor plans range from 2,237 square feet to 2,651 square feet. Each model was offered in three different exterior “elevations” and also had a number of customizable exterior options. These exterior options give the community a unique and varied look. The Villas offer 113 homesites.
